Services Provided

MiCasa exclusively represents buyers in the home purchase process. Our services include, but are not limited to:

Property search and selection.

Scheduling and attending viewings.

Neighborhood advice and area tours.

Price analysis and negotiation.

Support during the bidding and purchase process.

Guidance through legal and administrative steps.

Client Obligations

Clients agree to:

Provide accurate and honest information relevant to the home search.

Inform MiCasa of any property of interest discovered independently.

Communicate promptly regarding decisions, offers, or changes in preferences.

Fees & Payment

MiCasa charges a fixed fee of €3.500 (including VAT) for its full range of services. This fee is divided into two parts:

  • €500 (opstartkosten) – invoiced upon signing of the mediation agreement (opdracht tot dienstverlening), and payable before services commence.
  • €3.000 – invoiced upon signing of the koopakte (purchase agreement) for the selected property.

All fees are clearly communicated and agreed upon before services begin.

The intake meeting, which includes an initial consultation, is free of charge and serves to determine whether there is a good mutual fit. Only after both parties agree to proceed, and the mediation agreement is signed, will the opstartkosten be invoiced.

If no property is purchased, only the €500 opstartkosten is due. The remaining €3.000 is only payable upon a successful transaction (i.e., signing of the koopakte).

All payments must be made electronically via bank transfer. Invoices must be paid within 14 days of the invoice date, unless otherwise agreed in writing.

In case of late payment, MiCasa reserves the right to charge statutory interest (wettelijke rente) and reasonable administrative fees for reminders or collection measures.

Additional services (e.g., translation, technical inspection, mortgage advice) may incur separate costs. These will always be discussed and approved in advance.

If the client cancels after signing the koopakte but before the €3.000 fee is paid, the outstanding amount remains due in full.

Third-Party Services

MiCasa may recommend third-party professionals such as: mortgage advisors, technical inspectors, notaries, sworn translators and others. While we select these partners carefully, MiCasa is not liable for the performance or outcomes of third-party services.

Limitations of Liability

MiCasa provides advice and support based on professional knowledge and market conditions at the time. However, we are not liable for: changes in property value, legal or structural issues not visible or disclosed at the time of purchase, decisions made by the client, incorrect or incomplete information in property listings provided by the selling party, absence of required permits (e.g., for extensions or conversions), external or environmental factors such as noise pollution, neighborhood changes, or upcoming construction, financial or legal issues within a homeowners’ association (VvE), title or cadastral discrepancies, problems related to financing or mortgage approval, misinterpretation of legal documents or language misunderstandings.

Clients are responsible for conducting their own due diligence and are encouraged to engage relevant professionals (e.g., technical inspectors, notaries, mortgage advisors, legal translators) for expert opinions where appropriate.

Cancellation Policy

Clients may cancel MiCasa’s services at any time by providing written notice.

  • If no property has been purchased and no purchase agreement (koopakte) has been signed, only the €500 opstartkosten is due and non-refundable.
  • If the client cancels after signing the koopakte or after a property has been successfully purchased, the remaining €3.000 fee becomes due in full.

MiCasa reserves the right to discontinue service and/or terminate the agreement if there is a breach of trust, failure to communicate in good faith, or withholding of key information by the client.

Governing Law and Dispute Resolution

These Terms & Conditions are governed by Dutch law. In the event of a dispute, the parties will first attempt to resolve it amicably. If that is not possible, disputes will be submitted to the competent court in The Hague.
