Beyond finding the right home, I ensure every detail is covered. I check the Kadaster (land registry) for things like whether an attic, storage, or bike shed is included, verify municipal plans, confirm the real ownership of the property, and review technical reports when needed.
I also examine crucial information such as soil data, D.S.O. notices, zoning and usage plans, ownership proof with potential easements (e.g., a right of way), qualitative obligations (e.g., permission for a terrace from neighbors), and anti-speculation clauses. Additionally, I assess leasehold agreements, the split deed and regulations, the V.v.E.’s budget, annual figures, and minutes, as well as the multi-year maintenance plan and potential subsidies.
If necessary, I will advise a thorough technical inspection of the property or the entire V.v.E. to ensure your purchase is a safe investment.
