Erfpacht (Leasehold)
Some homes are built on land that isn’t privately owned but leased from the municipality or another party. I explain what this means for you—both financially and in terms of your rights as a homeowner.

Kadaster & Legal Restrictions
The Kadaster (Land Registry) reveals crucial information about a property, such as existing obligations or restrictions. I check documents like the splitsingsakte (for apartments), and flag any potential issues like kettingbedingen (chain clauses) or kwalitatieve verbintenissen (qualitative obligations)—all of which could affect your ownership or resale options.

VvE (Homeowners’ Association) Check
If you’re buying an apartment or attached house, you’re also buying into a Vereniging van Eigenaars (VvE). I assess the financial health of the VvE, review meeting minutes, and check whether there are upcoming maintenance costs or legal disputes that could impact you.

Review of the Koopakte (Purchase Agreement)
Before you sign, I go through the koopakte in detail with you—clarifying what’s standard, what’s negotiable, and where you need to pay extra attention. No legalese, just clear explanations.

5. A Smooth Buying Process

From arranging viewings to negotiating offers and handling paperwork, I guide you every step of the way. My goal is to make the process as stress-free and efficient as possible.
If anything about a property doesn’t feel quite right—cracks in the walls, a strange smell, or just a gut feeling—I’ll bring in a bouwkundige (building inspector) to carry out a professional technical report. Better safe than sorry.

Pricing

My fee for buying assistance is €3.500 (including VAT), divided as follows:

  • €500 upfront – This initial payment allows me to start investing time and energy into your home search.
  • €3.000 upon signing the purchase agreement – This final payment is due once we successfully secure your new home.
